SoNYa is the newest apartment community to hit the NoMa neighborhood, bounded by First Street NE and Capital Street NE on 40 Patterson Street. “We wanted to develop something special for this community, in this neighborhood, in this city,” continues Darby. “When you are walking on the streets, and you look up, the vibrant, colorful building elevates your mood. The closer you get to the building, the more you can appreciate the spirit it brings to the area.”
SoNYa is designed to inspire discovery and energize the senses. The entire building, inside and out, is infused with art, selected to represent the community and participate in the neighborhood’s art landscape. The artwork is inspired by “urban graffiti” with strong patterns, pops of color, collage style art and unique D.C. landmarks. Monument Realty provided the wall space for muralists during the 2022 D.C. Walls Festival and is pleased to have participated in the program. The outdoor mural depicts a Ukrainian refugee woman in blue with four arms wrapping around herself. The artist, Emmanuel Jarus, felt the composition was right for this setting, “since her story is inspiring and she could be a resident of SoNYa.”
Inside, the lobby provides a vibrant entry to those looking for an elevated, but approachable aesthetic. Using clean lines, a colorful palette and D.C. authentic, mixed-media artwork, the space is already a favorite among residents. The signature colors connote energy and health, with the orange tone evoking well-being in alignment with turmeric, and the custom Sherwin Williams shade of yellow for the space is aptly named “Va Va Voom.”
“At the heart of the South of New York Avenue neighborhood is our innovative residential community SoNYa,” Darby added, “a visually stunning property whose apartment homes, community spaces and design aesthetic evoke a creative spirit, while the apartment interiors provide a comfortable place to recharge.”
SoNYa’s modern amenities includes resident-only electric scooters, a fitness center with yoga/cycle studios, private co-working spaces, a penthouse sports bar, an indoor/outdoor rooftop lounge, a pet spa, a pool with sundeck, and a lobby hospitality bar. The property’s rooftop lounge is distinctive to the Washington market, as it possesses a retractable roof and heaters to extend the amount of time spent outdoor year-round, complete with amazing sunset views.
As with other Monument Realty apartment buildings in the D.C. region, SoNYa is environmentally friendly, designed to LEED Certification and boasts multiple electric car-charging stations, more consistent with Microclimate habitats.
SoNYa offers studios, one-bedroom, two-bedroom with den, and three-bedroom apartment residences. Apartment units within SoNYa feature stainless-steel appliances, quartz countertops, luxury vinyl flooring, private terraces/patios in select units, open floor plans, and two interior finish palettes from which to choose.
