7001 Arlington Road is an urban mixed-use project. The development includes 150,000 SF dedicated to the 140 residential units; in addition there is 7,000 SF dedicated to retail use and 78,000 SF for the 200-space below-grade parking structure.
Located in the Bethesda Central Business District area the property was owned by the U.S. Postal Service, zoned PD-44 on 2.5 acres of land. The building fronts on Arlington Road directly across from the Bradley Shopping Center to the west. To the east of the Property is the Capital Crescent Trail, a 90-foot wide right-of-way containing a paved walking/bicycle trail providing an important link to the nearby Bethesda CBD.
The design approach to the site’s footprint was to create two triangular residential courts on the north and the south side to be used as gardens with active recreational uses. Under the green podium is the parking garage. The retail portion of the building faces Arlington Road above which is the four story residential building. The west portion of the building faces the Capital Crescent Trail.
KGD provided design for base building residential interiors (units), interior amenity spaces and FF+E, as well as the Volkswagen dealership occupying the retail space.
