Columbia Hills, the first new housing development approved by Arlington County under the new Neighborhood Form Based Code, was the winner of the 2019 ULI Excellence in Affordable Housing Award.
A highly efficient project that will combine land contributed by True Ground Housing Partners (formerly APAH) and pioneer LIHTC hybrid (4%/9%) financing; leveraging $37M in housing tax credit equity plus $20M in state bond financing.
The project includes a new, eight-story concrete building atop three levels of structured parking, a community room for resident programs, 13 Type-A accessible units, 10 units designated for Permanent Supportive Housing, a new playground, roof terrace and 229 new apartment units.
KGD worked closely with True Ground Housing Partners (formerly APAH), the Virginia Housing Development Authority (VHDA), and the Arlington County Department of Community Planning-Housing and Development (CPHD) through the Entitlement Process, Master Planning, Base Building and Interiors.
